As you ready your home for sale, our pre-sales home inspection will allow you to have the peace of mind that goes with knowing the condition of your home by an impartial third party. Sellers in the State of Arizona have to disclose all problems in the home to perspective buyers. If a problem is discovered later that was not disclosed that you, as the seller, knew or should have known about, legal issues could ensue.

You do not want to be burdened later with expenses incurred to fix something that could have been discovered while the responsibility was still that of your builder. Regardless of the reputation of the builder, there is always the possibility of problems arising in new construction, particularly in this area of exploding growth.

The “action items” list will give you a starting point for discussions with your builder before your warranty expires. If you are investing in a brand new home, you need an impartial Certified Home Inspector to provide a multi-phased inspection. Our complete and detailed inspection will provide an unbiased professional opinion of defects that should be corrected as the home is being constructed. You will have the peace of mind in knowing that there are no hidden defects that would show themselves only after the warranty period is complete.
Having a new home built by a reputable builder does not guarantee the quality of craftsmanship put into your home by any means! Most builders are General Contractors who subcontract most or all the work which is performed in the construction of your new house. The General Contractor has one or two superintendents who oversee all the work on many projects at once. And with the current housing boom, skilled labor is extremely hard to find, increasing the possibility that poor workmanship may be lurking in even the most reputable builders’ homes.
The city building inspectors are so overburdened that they rarely have the time in a day to inspect all the projects which contractors have submitted for various inspections. With this work load, city inspectors can spend only a few minutes at the home and may miss very important items that will cost you for years to come if these are not identified and corrected before you take possession.
